Pay attention to the types of coverage

As you compare home insurance rates, look at the types of coverage each policy offers. Those less expensive policies might be providing less protection. Make sure you are comparing the same coverages (policy limits) from each potential insurer. These are the types of coverages on which to focus:

  • Dwelling: Coverage on the structure of the home
  • Other structures: Coverage for structures not attached to the house such as sheds and fences
  • Personal property: These are your belongings, including clothing, furniture, and electronics
  • Medical: Pays for medical treatment if a guest is injured on your property
  • Liability: Protects you if an injured guest sues you

As you compare home insurance quotes, check each one carefully to ensure that the limits of coverage are identical. Otherwise, you will not have a fair comparison.


Consider the deductibles along with the limits

While the policy limits show the maximum amount that the insurance company will pay for each type of coverage, the deductible is the amount that you will be required to pay out-of-pocket before the insurance company begins paying the claim.

For example, you have a $1,000 deductible on dwelling coverage. If a tree falls during a storm and hits your house, doing $1,500 worth of damage, you will be paying $1,000, and the insurer will pay out the remaining $500 balance.

Policies with a higher deductible will usually be less expensive. Still, those with a higher deductible, as in the example, could also have a significant financial impact when you file a claim. When you compare home insurance rates, be sure that each quote has the same deductible and that you are comfortable with the amount of that deductible.


Determine how much coverage you need

Before you begin to compare home insurance quotes, you need to decide on your coverage limits. You will have some options for finding the dwelling coverage limit.

If you have been in the home for some time, you can use the limit on your current policy as a reference. If you are moving into a new house, you can hire an appraiser to come up with the market value and then subtract the value of the land to arrive at the dwelling limit. Also, some insurance companies will offer a replacement cost calculator to help you out.

Here is a simple formula to get a rough estimate for reference only:

  • Research the average cost-per-square-foot that home builders are charging in your area
  • Multiply your home’s square footage by the average rate
  • Estimate the cost of cabinets, flooring, built-in appliances, roofing, and windows
  • Add it all up


Take an inventory of what you own to determine how much your personal property is worth. Keep in mind that there might be limits on certain valuable things, such as artwork and jewelry. If that is the case, be sure to have everyone add extra coverage to the quote for these items.
